I’ve done several outside the MLS, once when I bought the home I live in and other times when clients wanted to buy homes being sold by owners. Ironically, some of the sales were by realtors who live in a different state.
FSBO sellers are often concerned solely with getting their money and will skip past important steps if not properly guided. Buyers should be careful about sellers downplaying the importance of contingencies and running into problems later. Problems can come up during the escrow or after the sale has closed and the seller is gone.

I bought my in-laws Bellevue home in 1990…..what a mistake, their kids went after me with a hatchet afterwards in inheretance jealousy….never do that.
