Ouch. I don't think there's a bigger turn-off than bureaucratic red tape. I'll pass on that one.
My rough guess is that it would take $100T to fix this place up to very nice move-in condition (high rise remodels are expensive), plus the loss of use and HOA's during the process. IMHO if someone offers $300T the bank should cut and run, $275 would be a fair offer.

I dont see a $100 in damage. Floring through the whole unit would be less than $10k for nice floors, plus another $10 in high end appliances.

I know of a 6+ acre parcel with a mobile fairly close to that one, and it recently sold for half the price.
Looks like a pre-foreclosure pic where the agent is afraid the owner will come out with a shotgun. It's like a car repo...the owners can get pretty nasty. Guys who do REOs in some areas never get out of the car.
Not saying this is one of those as I did not check the mls #. But a common trait of REO specialists is don't get out of the car until they foreclose and vacate the owner. Often dangerous work.
Great home with large, open kitchen, nice dining room and living room with gas fireplace, open bonus room area upstairs. Large room sizes throughout house and fully fenced back yard. Sold as-is. Move right in. You may want to paint one of the closets.

I see some brick, and some siding, and some gutters, and a window or two, but I can't tell how they all fit together from the picture.
It's about as well thought out as their description, which is a must read. It's worth it to learn about the "HUGER and SAFE fecned back yard."
The prices in that new development should be a wakeup call to some sellers in the area.
